The Process
New construction on your home can be stressful but we aim to make the process as easy and stress-free as possible. This is what you can expect from LeDUC design+ build when you hire our company…
1. Initial Consult
Upon our initial visit to your home we will assess your project and discuss the basics, such as budget and goals. What are you hoping to accomplish? We’ll take lots of pictures and measurements, and ask a lot of questions.
2. Design
We’ll go back to the shop and based on the information we discussed we will work up a set of drawings and an estimate based on your budget for the project. For smaller, more straight-forward projects, we may not have to provide any drawings at all, but for larger ones we’ll provide a set of drawings, professionally rendered from state-of the-art software, ChiefArchitect. If the project involves multi-agency’s, which they often do, we’ll gather their input at this point as well so there aren’t any surprises in the middle of the build.
3. Presentation
Once we’ve dotted the i’s and crossed the t’s, we’ll schedule a second appointment to meet with you and to go over our proposal. On very large projects, it may take more than one meeting, tweaking some things here and there, to solidify that we’re on the same page, but it’s all part of the process.
4. Signed Contract, Deposit, Scheduled Start Date
Once we agree to the terms of the project, each party will sign the written contract and we’ll accept an initial deposit of $1000. This deposit serves to hold your spot on the schedule and is applied to the overall balance of your project.
5. Start Day
When we first start your project we’ll request one half (1/2) of the total cost , less the initial $1000 deposit, which will go towards the purchase of materials, permitting and labor fees. If it’s a large-scale, long-term project we’ll schedule additional progress payments throughout the project as work is completed to ensure no interruptions of the build. This is done on a cost-plus basis, where we bill at the beginning of each month for hours worked, materials purchased plus our fee. This way there are absolutely no surprises for either party.
6. Final Build Day
On the final day of your build we will double and triple-check everything to ensure your project has been completed not only to your expectations, but to ours as well. We take a lot of pride in our work and we want to make sure you are 100% satisfied before we hand over your newly renovated home.
7. Final Payment
DUE ON THE LAST DAY OF YOUR PROJECT BUILD. We can’t be any clearer than that. Nobody likes chasing checks down because it ultimately sours the experience for both parties involved.
*As a service to our clients, LeDUC design+build now offers our clients the ability to pay for their projects with any major credit card (VISA, MASTERCARD, American Express or DISCOVER), for a convenience fee of 2.5% above the total cost being financed.
For example, A $10,000 project paid through a credit card, plus the 2.5% convenience fee ($250) would cost you $10,250. The benefit is that this allows you to take advantage of credit card incentives while allowing you to help finance some of your larger projects.
Many of our clients have chosen this option as it allows them to pay for their projects over time, rather than making one large payment.
